New Year, New Stats for You

The new statistics are out for the Wasatch Front Regional MLS. This is the Home Sales Graph Report for Heber City, Charleston, and Midway for the past 5 years. 


The green line shows us the total number of homes listed per quarter.
The black line shows us the total number of homes sold per quarter.
The blue line shows us the median sold price per quarter.

There is much we can learn and predict from these statistics.
The blue line, the median sales price, goes upward steadily over the past 5 years with seasonal fluctuations. We can predict this will continue.
The green line shows us that the seasonal trend for listing homes is in the second quarter of the year, April, May and June. However, you can plan on the best selection of homes for sale in the 3rd quarter, during July, August, and September because the 3rd quarter provides the second highest number of homes available, as well as many of the homes listed during the 2nd quarter are still available.

The black line, the total number of homes sold, loosely mimics the shape of the green line. This is because of the supply and demand ratio. The more homes available, then more will be sold. However, you can see that the 3rd quarter is generally the peak for each year on the amount of homes sold. I think this is due to better inventory during the 3rd quarter as well as most homes take around 45 days to close and be marked as sold.

Just for curiosity sake, I did the math. 
In 2014, 815 homes were listed and 544 were sold.
In 2015, 715 homes were listed and 563 were sold.
In 2016, 830 homes were listed and 706 were sold.
In 2017, 1012 homes were listed and 679 were sold.
In 2018, 1027 homes were listed and 653 were sold.

The black line is the total number of homes sold, by quarter.

Home Sales Graph for Wayne County

This graph was generated by the Wasatch Front Regional MLS on July 18th 2018 and is for the geographic area of Wayne County only, for the previous 5 years. It shows us all kinds of information.


The blue line shows the median sale price of homes every quarter. Last quarter, April, May, and June, it was $200,000.
The black line shows the number of homes sold every quarter. In the past 3 months, 7 homes were sold.
The green line shows the total number of homes newly listed every quarter. Last quarter there were 12 homes listed for sale.

Housing prices in the valley are on the rise

The home sales graph generated by the Wasatch Front MLS is out for the 2nd quarter of 2018.

The green line shows the homes listed.
The black line shows the homes sold.
The blue line shows the median sold price.
This graph shows the previous 5 years for Heber City, Charleston, and Midway.


There were 301 homes listed for sale in the 2nd quarter; April, May and June. There is usually a large jump in inventory every 2nd quarter and this year was no different.  

There were 185 homes sold in the 2nd quarter this year. The black line is following the usual shape. In the previous 5 years there have been more homes sold in the 3rd quarter than the 2nd. Hearing the housing forecasts and real estate market data, I think we can expect the same trend this year.

The median price of homes sold in the 2nd quarter this year was $469,000. This is down a little bit from the 1st quarter because there was more inventory available during the 2nd quarter so the prices were able to decrease a little. As the blue line keeps its general trend upwards as housing prices in the valley continue to climb, it is evident that many people are discovering the wonders of this community and the thriving economy in Utah and moving into the Heber Valley or upgrading their homes. We are experiencing a strong housing market and will probably continue to do so.

There are three different entries reported for the previous three years on this graph. The green line entry is the total number of homes listed by quarter. The black line is the total number of homes sold by quarter, and the blue line is the median sale price by quarter.

Midway's Most Recent Homes Sales Graph

Midway's Home Sales Graph Report
for the first two quarters of 2017.
The Wasatch Front Regional MLS released the latest home sales graph report in the first part of July. Another one will be released after the third quarter is reported in the beginning of October.


This graph is only for Midway and shows the previous 5 years. The blue line represents median sold price.  The green line represents the total number of homes listed. The black line represents the total number of homes sold. 
One can see patterns with seasons and many inferences can be made by studying this graph. One can make observations for past activity and also future predictions.

Heber City's Updated Quarterly Home Sales Graph

The Wasatch Front Regional MLS collects data and compiles quarterly home sales graphs. This graph was just published at the first of July, therefore it includes June's information that ends the second quarter of 2017.
The blue line is the median sold price in $.
The black line is the total number of homes sold.
The green line is the total number of homes listed.
This graph is for the last 5 years in Heber City and Charleston. It does not include Midway.


As you look at the graph, you can make many conclusions about how the real estate market has performed in Heber City and Charleston. You can see the seasonal real estate trends that are common in the United States with the majority of homes being listed in the 2nd quarter and the least amount being listed in the 4th quarter. The increase in home prices over the past 5 years is evident as well as the increase in the number of homes sold since 2012. There is all kinds of information you can conclude from this graph.

Wasatch County Home Sales Graph Report

If you like knowing about your community and how your own little piece of heaven fits into it, have a look.
These graphs were generated for homes in Midway, Heber City, Charleston, and Wallsburg by the Wasatch Front Regional MLS on April 29th, 2017.

The first graph shows the average selling price of homes every quarter since 2012.



The second graph shows the same average selling price along with the total number of homes sold for the same time frame.


You can analyze these graphs and make your own conclusions that personally interest you. There are many inferences and presumptions you can make looking at these graphs, especially where your home may fit in as well as upcoming trends and patterns.
It is nice to know how the local real estate market is currently doing as well as it's past so you can stay informed.
