What YOU need to know if you are considering buying or selling your home in the next 4 months.

In the May 2017 issue of the Salt Lake Realtor Magazine, an article was published with an eye catching title, 'The Strongest Seller's Market Ever.' So I had to read it.



The article points out what we have personally witnessed here in Wasatch County - fewer listings and a lag in new home construction. This combo makes for a robust sellers market, and this means home prices are up. Sellers are getting multiple offers in on their homes that are at or near listing price. This is great news for those wanting to sell their home but a bit rough for most first time home buyers.
The current situation puts potential home buyers that are not using a real estate agent at a severe disadvantage, as well as those that are selling their homes by themselves. For those that are not familiar with the home buying or selling process, which includes most people, the process can be taxing and stressful, as well as possibly short cutting themselves financially.
The knowledge a successful real agent possesses concerning tight deadlines, correctly filling out contracts, appropriate pricing, disclosures, inspections, earnest money, warranties and a handful of other issues, will probably be the difference between someone buying the house of their dreams for the best price or losing it to another buyer. Likewise, it might be the difference in selling a home for the best price and under the best circumstances rather than losing buyers because of inexperience or selling it under what it is truly worth.



Troy Peterson, the president of the Salt Lake Board of Realtors, is the one who was quoted saying "This is the strongest seller's market ever." He was referring to the state of Utah and his comments noted that competition is fierce for homes priced under $500,000 right now. We see that truth in Wasatch County. Your afternoon sweets craving solved!

Sometimes we need just a little dose of deliciousness, just a little taste of sweetness, something to ease the aching of our sweet tooth. Here is the answer - a cup of cake. Chocolate cake.


So without having to make an entire cake, wait an hour to eat it, and then end up eating too much of it, the solution is simple, very inexpensive and satisfying.

In a favorite 12 ounce microwave safe mug add the dry ingredients:
3 tablespoons of flour
3 tablespoons of sugar
2 tablespoons cocoa powder
1/4 tsp baking powder
a pinch of salt

Mix well with a fork, then add:
3 tablespoons of milk
3 tablespoons of vegetable oil
a splash of vanilla

Blend until smooth and throw in a few spoonfuls of chocolate chips for good measure. Microwave for 90 seconds. Do not overcook or your cake will dry out. Let your mug sit and cool for 3 or 4 minutes in the microwave before you enjoy this happy one serving delight!

Wasatch County Home Sales Graph Report

If you like knowing about your community and how your own little piece of heaven fits into it, have a look.
These graphs were generated for homes in Midway, Heber City, Charleston, and Wallsburg by the Wasatch Front Regional MLS on April 29th, 2017.

The first graph shows the average selling price of homes every quarter since 2012.



The second graph shows the same average selling price along with the total number of homes sold for the same time frame.


You can analyze these graphs and make your own conclusions that personally interest you. There are many inferences and presumptions you can make looking at these graphs, especially where your home may fit in as well as upcoming trends and patterns.
It is nice to know how the local real estate market is currently doing as well as it's past so you can stay informed.
